As the temps start to get warmer and the days longer, it’s time to assess your outdoor space and decide whether it needs some TLC. Spring is a popular time to sell, so whether it’s to get your home ready for market or just a general spruce up - it pays to plan your projects and spend your money wisely as big changes can quickly blow out your budget.
To avoid spending big, we’ve put together some tips on adding value to your outdoor areas.
1. Take a Step Back and Look Closely
Grab a pen and paper and take some time to observe your property. Cross to the other side of your street and absorb the presentation of the front exterior of your home. Write down what you love and what you feel needs improvement. A bit of planning ahead will give you more clarity before you start any projects and also mean that you will likely keep on track with your budget.
2. Your Front Yard is Your Shopfront
First impressions count and people will judge a book by its cover. If you are about to place your home on the market, put yourself in a buyers shoes. How does the fence look? Does the front entrance and front door look inviting? This is the start of someone’s journey into your home so paint colour, front garden even the letterbox need to look appealing.
3. Paint the Exterior with Modern Colours
A fresh coat of paint is not only going to freshen up the place up, it will lift any buyers’ expectation of your home meaning you’ll get more traffic through the door and the sale price will likely increase. If you decide the home does need a lick of paint, be sure to do your research beforehand and stick to the latest modern colour schemes. Gain inspiration and look at other listings in the area and even ask your real estate agent for advice.
4. Tidy Up
Spring is a perfect time to get outside and give your grounds a good tidy up. Trimming back any overgrown trees, pulling out weeds and it never hurts to give outdoor areas a good water blast to remove any built up dirt from over the winter months. Backyard junk and clutter piled up around the place needs to go to the nearest tip.
5. Landscaping
Landscaping is a great way to lift the aesthetics of any home and lets face it, Kiwi’s love to put on a barby and entertain in summer. A patio or decking area that flows off the main living area is a great addition and doesn’t need to cost the earth. A simple paved pathway leading to the front door and a tidy concrete driveway are also things to consider as these are the first things people see when they arrive at your home.
